Edit: 38 E. 3rd still stands. There is a new owner and we have confidence the owner will rehab this historic home. (November 2016)

In Preservation SOS's opinion, and after talking to the owner, demolishing 38 E 3rd Street would cause irreparable harm to the historic fabric of Springfield and is not warranted. Springfield is recognized as a historic district for its diversity and collection of homes, not due to individual landmarked properties. We already lost too many houses, and every house matters!

Until 3 years ago, 38 E 3rd Street was occupied. Since then, a renovation was initiated and some work was already performed to bring this house back to it's old glory. This area is also very visible with new flagship developments across the street at 3rd and Main. With houses being renovated and new developments within a block of this house, it would be tragic to loose this house now.

Preservation SOS would like to offer it's help in saving 38 E 3rd Street. We do see a number of options:

- Mothballing

A number of houses in Springfield have been mothballed. So far, none of the successfully mothballed houses have been demolished, ome of them avoiding mothballing by weeks and days. Preservation SOS has experience in mothballing and this house could be mothballed in a way that would allow it to contribute to the attractiveness of the block until a full restoration can be undertaken.

- Sale of the House

Just this year, houses in similar condition have found new owners (e.g. 355 West 7th and 1714 Market Street). A sale of the house could lead it into the hands of a new owner with the means to restore the house.

- Donation

If now buyer can be found, Preservation SOS is willing to accept the house as a donation. Preservation SOS has accepted several houses in the past, and found new owners willing to renovate these houses. None of these houses has been demolished so far. Even a burned out house commonly considered lost has found a new owner and is occupied once again.

We will do our best to prevent the demolition of the house and ask the home owner, as well as all of Springfield for support to prevent this demolition from happening.
