Re: 1232 N. Laura Street

I would like a project, but need to be realistic about how large of a project. How large of a project?? :) JaxUnicorn you'd think yours would be an easy question to answer, but now that I think about it it's hard to describe. I have looked at a couple dozen houses over the past 2 or so years in var...

Re: 1232 N. Laura Street

Thanks for all the details. Gorgeous! Joe, thanks for the history. There are plenty of dreams to be had in Spfld. You want a fixer upper? Or one done? I know a house that is for sale by owner on east 3rd. Lovely. And a great block. Not in mls. I would like a project, but need to be realistic about ...

Re: 1232 N. Laura Street

Thanks Joe for all of the great info! My guesstimate of $150K was including a tile roof for the main house and the garage/apartment. An assumption that the electrical would need to be redone. The light fixture in the upstairs hall bath did not have a box and was hanging from the ceiling and the swit...

Re: 1232 N. Laura Street

Wow, thanks for taking the time to tell us about it! It does sound like a great property with a pretty hefty purchase price. Maybe they will lower the price after a bit and you'll still be looking! But in the meantime, there are many other properties in Springfield that are available for less money...

Re: 1232 N. Laura Street

I was able to tour the house this evening. I'm going to walk you guys through...The entry is beautiful, the fireplace gives it a grand feeling to me. The floors throughout the first floor are an original parquet with a beautiful inlay border, they need some minor patching. The trim on the first floo...

Re: 1232 N. Laura Street

$20k for the roof minimum. Yes. Please share pics. Who is the listing agent? I didn't realize it was sale either! I was guessing between $20-$30K for a new shingle roof, tile would probably be double. I believe the listing agent is Brian Brown, through Third and Main. There seems to be quite a few ...

Re: 1232 N. Laura Street

Thanks, I have an appointment to see the inside of the house tomorrow late afternoon. I purchased the book about Jacksonville Architecture a while back. I was happy to see that this was one of the houses listed. Too bad that the original tile roof was removed  I have no idea what the cost of a ...

1232 N. Laura Street

Hello all, I am back again to see if I can get more information on a property. I am trying to get an appointment to see the home on Tuesday, but I'd like to get you guys' input before then. So, what can you guys tell me about the above address? It is a beautiful place, but needs some TLC. The listin...

If I had the budget I wouldn't hesitate to buy it. Mine is about half that so I'll have to settle for a smaller scale project;-)
