Re: 1232 N. Laura Street

Sorry, I just saw this. I had to go look at a street Google view to be sure as I did not recognize the address but we worked on this house several times years ago. The House was and is a great house with many of the original features still intact. That is, as you may guess, a two edged sword. For ma...

Re: 331 East 6th Street -- Demolished 2000

There were four in front and there were four across the back, all facing 6th street and, I am almost positive, all were duplexes with the one quad. I looked at these when Operation New Hope owned them. They had actually started working on the ones in the back when one of them burned. I also looked a...

Re: 253 East 2nd Street - Demolished 06/21/2013

Interesting information. Looks like NS3 funding to me. Like we didn;t know that already. permit scan 253 2nd st e.jpg Also, you are required to tell the city the actual cost of demolition when you pull a permit. They even are required to check contracts to insure that it is valid and what the amount...

Re: 1325 Laura Street

More on the ongoing saga that is dealing with MCCD in Jacksonville. Steve Heykens of the Palace Company is the hired contractor to do the mothballing on this house. We put him in touch with the architect we use and who has done the stabilization/ shoring plans for several of our houses. A stabilizat...

Re: 1325 Laura Street

With the permit comes the validation that the work was done per approved plans and is approved for use. Without it, MCCD can and will state otherwise. It is just a layer of protection from Code. Once passed by the Building Inspection Department, it is all but impossible for Code to say something els...

Re: 113 E. 3rd

Before you say " ... it will be demolish because ...," remember that 1647 Pearl St was stopped. That MCCD still has to get a COA , or rather the Demo contractor has to get a COA that is administratively approved using the formal track to justify the administrative approval. It is a new COA and can b...

Re: Reducing Property Taxes

I left a message yesterday about mothballing. He's out until next Wed. I have his direct line. Will call again and see what he says. Do not ask over the ophone, submitt the application and get it into the system. Then argue the case, To easy for them to say no now without having to explain in detai...

Re: Reducing Property Taxes

Technically Walnut one will make a profit although we will not be taxed on it. The IRS had me recognize all of the leins against it on our 990 so when the house goes away, so do the leins showing, technically, a gain on the transaction. Ahhhh ... as it cost this organization some amount of funds to...
